The former National Aerated Water Co Ltd factory building, gazetted to be conserved was acquired by a property developer as part of a packaged land parcel which it intended to developed into a condominium. In its building plan, the developer would convert the old factory building into a condominium recreational facility area.
In this instance, FYFE Asia (Fibrwrap Construction’s parent company) assisted the Structural Engineering Consultants to scope out the best construction methodology as to best maximise the space within. Its total engineering solution capability was best utilized under such circumstances, when repertoire of hybrid construction systems were adopted.
The old deteriorated concrete was repaired, with the slabs, beams and columns designed to bring them up to latest codes’ capacities as well as to cater to the new usage loads. All spalled concrete were rectified with polymer modified cementitious mortar, while the slabs, beams and columns were strengthened using the pre-packed jacketing system, TYFO® Fibrwrap® Composite System or both systems combined.
All in, the work was completed within the three and a half months stipulated despite the intricacies of the overall works.
